Advertisement consent conditions on UK planning decision notices
Shopfront fascia letters, projecting signs, menu boards, and illuminated displays often arrive as numbered conditions on the sealed decision notice — or as a standalone advertisement consent permission with its own condition schedule. This guide is reading literacy: how to spot signage-related wording, what drawing references bind, and how timing labels differ from general works conditions. Not advertisement law advice and not discharge drafting.
Two notice contexts
- Mixed planning permission — signage controlled by conditions alongside use, access, and hours — see noise and hours conditions.
- Advertisement consent decision — permission title may reference the Town and Country Planning (Control of Advertisements) regime; conditions focus on display type, illumination, and removal.
Read the permission description line first — decision notice vs officer report reminds you the sealed notice binds.
Where signage wording hides
| Condition cue | Typical content | Reader action |
|---|---|---|
| “Details of signage … submitted and approved” | Pre-commencement or pre-display submission | Classify timing — pre-commencement vs pre-occupation |
| “Fascia sign as shown on drawing …” | Approved plans bind dimensions | Approved plans conditions |
| “No illuminated signage” | Prohibition condition | Compliance-only — no discharge for display |
| “Advertisement to be removed by …” | Time-limited consent | Track expiry — time limit conditions |
| NOTE on advertisement regime | Informative context | Informatives vs numbered conditions |
Overlap with design and materials conditions
External signage interacts with shopfront materials and colour palettes — see external materials and colour conditions and design and access conditions. Read each numbered line; do not merge “shopfront” into one informal package for discharge planning.
Discharge and implementation checklist
- List each signage-related numbered condition separately from general works.
- Open cited elevation / signage drawings from the planning portal.
- Label pre-commencement vs compliance-only — how to read condition timing.
- Check whether discharge is required — which conditions need discharge.
Questions
Are advertisement conditions always numbered planning conditions?
Often on mixed permissions they appear as numbered conditions controlling signage, fascia letters, or illuminated displays. Separate advertisement consent decisions may also exist — read the notice type and permission description, not assumptions from the use class.
Where do sign dimensions appear?
In the condition text, on cited elevation drawings, or in an advertisement schedule attached to the decision. If dimensions are drawing-referenced only, open the approved sheet from the portal.
Is this planning advice?
No. DecisionBrief reads public decision notices into sourced PDFs. Instruct a planning consultant or solicitor for display of advertisements advice.
